Why should I get a home inspection?

Purchasing a home is typically one of the biggest investments in a person’s life, and on average a person spends 15-20 minutes in a home before deciding to put in an offer. A HomePro inspection is designed to teach a buyer about the property they are purchasing. Yes, we will show you which areas/items need repair, but we will also make sure that our client is aware of the systems in the home, showing them how to operate and maintain those systems. We take our clients’ concerns seriously and make recommendations based on their needs, such as child or elder safety. At HomePro Inspections, our goal is for our clients to leave our inspections feeling confident that they know all about the systems within their new home and having security that their home is safe for their family.

Do I need to attend my own home inspection?

We encourage our clients to attend our inspections. We treat our inspections as educational opportunities to teach our clients about the systems within their homes. Typically, people spend about 15 minutes in a home before they decide to purchase it, so going through every system and every section of the home in detail is very helpful to both learn about the home and to give insight into what kind of maintenance is needed. A home is one of the biggest investments of one’s life, so it is very important to know what you are buying, and a HomePro inspection will give one the tools and insight to make an educated decision.

How long does a home inspection take?

A 2,000 square foot home inspection typically takes 2 hours. Larger properties take more time due to more square footage and additional systems.

When do I get my report?

Our reports are delivered via email within 24 hours or less. Reports are generally delivered the night of the inspection date. Reports come in an HTML and PDF form.

How do I read my report?

Your report will be sent via email and will be in HTML/PDF form. The cover page will have a photo of the inspected property, the address of said property, and our contact information. There will be a Report Summary page with items in blue, which means that they are a contractor-type repair, repair that is $500 or more, or a safety issue. There are no photos on this page, but there will be page numbers to tell you where the photo of the issue is located. The blue items will appear throughout the report, which is broken down by system: Exterior Areas, Grounds, Interior Areas, Roof, Foundation, Attic, Heating System(s), A/C System(s), Electrical, Plumbing, Appliances, Sprinklers, and Pest. These sections will have information in addition to photos. Some words will appear in yellow, which indicates that it is a technical term, in which the definition can be found in the glossary at the end of the report, or you can learn the definition by putting your cursor over the word. If our clients have questions about their report, we always recommend giving us a call. We are here to help.

What if I have a question about my report?

HomePro is here for you to explain anything that needs clarification. We will answer your questions whether your inspection was five days ago or five years ago. We will always try to help our clients the best we can.

How do I get a quote or schedule an inspection?

You can get a quote or schedule by calling 401-821-5446. Our operators are trained to give you a verbal quote in addition to providing you with an emailed quote, breaking down our various fees and warranties. Also, you can click ‘Schedule Now,’ which creates a quote and gives you the ability to schedule online.

Are there limitations to home inspections?

Home inspections are a visual assessment of the accessible parts of the home at the time of the inspection. We generally inspect 2/3 of a home, seeing as we cannot see through walls, move existing furniture, take photos off the walls, etc. We cannot predict what will happen in the future of the home, but our experience can tell you what to expect.

How much does a home inspection cost?

Our fees are based on square footage and ancillary services, For example, an inspection for a 2,000 square foot home including a pest and radon inspection is about $750.00. We back up our inspections with warranties to protect our clients from unforeseen circumstances. How can I pay for my inspection?

Payment is to be given at the time of the inspection. We accept cash, check, and credit cards. If you are unable to attend your inspection, we also take credit cards over the phone.
